It's a beautiful Victorian.
JOHN: Mm-hmm.
DARYL: It's special.
It's got three floors, with a basement rental below, and we think that this house is probably late 1800s.
CHRISTINE: I was really hoping that we would look at a Victorian today.
JOHN: She was.
CHRISTINE: Mm-hmm.
DARYL: Well, this is your lucky day.
There's a beautiful garden in the back.
I will meet you there after the tour.
CHRISTINE: Okay.
Sounds good.
JOHN: Let's get to it.
CHRISTINE: Let's go.
All right, let's check this out.
JOHN: Oh.
Well, we're moving on up in Logan Circle.
CHRISTINE: Okay.
JOHN: And from this perspective, you see how grand this entire home is.
CHRISTINE: Let's start here first.
JOHN: Let's go.
CHRISTINE: Okay.
Here we are in this grand living room.
JOHN: Yep, and then you have this lovely bay window and... fireplace that's not original.
CHRISTINE: You can tell, you know, people have added their own taste over the years.
JOHN: All right.
Well.
CHRISTINE: All right.
JOHN: Let's check out the dining room.
CHRISTINE: All right.
JOHN: An extension of the living room.
CHRISTINE: Right, and you know that light fixture?
JOHN: Mm-hmm.
CHRISTINE: It kind of is, like, a medieval farm house combination.
How do you like that?
JOHN: Medieval farm house.
I think you coined a new term.
CHRISTINE: Thank you.
JOHN: And, again, it's a big mix of eras in this house.
CHRISTINE: It is.
JOHN: Okay, let me check to see what we have over here.
CHRISTINE: Okay... JOHN: A half bathroom... CHRISTINE: A half bath.
JOHN: I would say that's circa 90s.
CHRISTINE: All right.
JOHN: Renovation.
CHRISTINE: Now, this, you know, I'm not going to lie.
I'm just perplexed.
JOHN: This is where the puzzle starts... CHRISTINE: Right.
JOHN: With this house.
Did the house end here, the original house and this is an addition?
CHRISTINE: Or was there another house behind it and they bought it and combined it?
JOHN: I know how we can find out.
CHRISTINE: Let's just go down.
JOHN: Let's go check it out.
Hey, watch your head.
CHRISTINE: Oh, watch your head.
JOHN: Gotta duck.
Okay.
I've been wanting to see this.
With that beautiful brick wall... CHRISTINE: Mm-hmm.
JOHN: I would have wine racks, a wine cellar flanking these walls.
CHRISTINE: What I really like is the use of space, this, uh, bay window, they put in a little office area.
JOHN: And, that leads us... CHRISTINE: Okay.
JOHN: Right into another great space, the kitchen.
CHRISTINE: Okay, what I think they did well with this kitchen layout was they really utilized the space well.
You've got this corner, they put cabinets, and yet they kept the brick wall, which is definitely a focal point in this room.
JOHN: It feels very Old World.
Especially with that arch.
CHRISTINE: Oh, Old World.
Yeah.
JOHN: Yeah.
CHRISTINE: Yeah.
JOHN: Okay.
CHRISTINE: All right.
JOHN: I like this kitchen.
CHRISTINE: So, I see the spiral staircase.
JOHN: Let's go explore... CHRISTINE: Go on up?
JOHN: Up.
CHRISTINE: Okay.
Now, these make me a little dizzy.
Okay.
JOHN: Okay.
CHRISTINE: All right.
JOHN: Nice office space.
CHRISTINE: It's a perfect spot for an office.
JOHN: Could be a TV room.
CHRISTINE: Yeah.
JOHN: And you know, we have a full bathroom.
CHRISTINE: Oh, that's nice.
Looking at these floors, these are new floors.
JOHN: Yep.
CHRISTINE: So, this may have been an addition or... JOHN: Well, I think so, maybe, because we're above that casual dining room... CHRISTINE: We are.
JOHN: Right now, and then the living space.
CHRISTINE: Mm-hmm.
JOHN: So, it could well be.
CHRISTINE: Could be.
Could be.
All right, up the steps, and these are original pine floors.
JOHN: Yeah.
CHRISTINE: I can tell, so these are original steps to the house.
JOHN: Okay, it's bedroom number one.
CHRISTINE: Oh.
JOHN: Which looks like a bedroom and a half.
You know, it's so big, you could actually have two bedrooms with this space if you built a wall here.
CHRISTINE: Oh, you could.
JOHN: So this would be bedroom number one and... CHRISTINE: Right but I, I'd want bedroom number two because it would have the cozy fireplace.
JOHN: Yep, gas fireplace.
CHRISTINE: Mm-hmm.
JOHN: You just "click" and it's up.
CHRISTINE: And, it would also have the bay window.
JOHN: Bay window, and... it's got a walk-in closet.
Oh, take a look at this behind you.
CHRISTINE: Oh, my gosh.
JOHN: I think we found the bathroom.
CHRISTINE: How did we miss this?
JOHN: They've got a bathroom circa 1990-something.
CHRISTINE: Yeah, I mean, it could use a little updating.
But again, it's fine as is.
JOHN: Mm-hmm.
CHRISTINE: You got a nice shower.
JOHN: A double vanity.
CHRISTINE: This would be the primary bedroom.
JOHN: Hm, let me think about.
Is there a larger bathroom suite in this house?
I would be shocked if there is.
CHRISTINE: Or a larger bedroom?
JOHN: If there is, I'll give you $1000... CHRISTINE: Okay.
JOHN: I'll just give... CHRISTINE: Well, we do have another floor.
JOHN: Okay, let's go.
I think we'll find more bedrooms up there.
CHRISTINE: Back up the steps.
JOHN: Oh, hey.
I'm feeling a little, uh, one-sided here.
CHRISTINE: Which is original.
JOHN: Original details galore.
Bedroom number two.
CHRISTINE: I really like what they've done with this bedroom.
JOHN: Me, too.
CHRISTINE: Because you have this nice area for your bed, dresser.
But then you have this other area that's perfect for a little workspace, just really spacious.
Or even a little sitting room would be nice right there.
JOHN: Nice.
CHRISTINE: Okay.
All right.
JOHN: All right.
CHRISTINE: Let's keep moving.
And let's see, this must be a linen closet.
No.
JOHN: It looks like a linen closet, but it's the secret bathroom from the 70s.
And you know this is such a nice space, that... CHRISTINE: Yeah.
JOHN: If it was re-envisioned, it would make a dynamite bath for this floor.
CHRISTINE: Definitely.
JOHN: Yeah.
CHRISTINE: Definitely.
Okay.
And, oh.
JOHN: I think this is my favorite bedroom in the house.
CHRISTINE: Well, I could see why.
I mean, you've got the bay windows.
JOHN: Mm-hmm.
CHRISTINE: I mean, you could just see yourself curling up on that chair with a book.
JOHN: Yeah, lots of good windows, lots of good light.
All right.
CHRISTINE: Oh, yeah.
JOHN: So, this leaves us with just the lower rental unit.
CHRISTINE: Yeah.
JOHN: Let's go get it.
CHRISTINE: I've been waiting to look at that.
All right, let's head down to the basement apartment.
JOHN: Get a lovely view of the garden from this point of view.
CHRISTINE: It is a really pretty garden.
JOHN: Nicely done.
CHRISTINE: Oh ho.
Now this is unexpected.
JOHN: Whoa, what a surprise.
And look at these concrete floors in here.
CHRISTINE: Mm-hmm.
JOHN: Polished... CHRISTINE: Polished, yes.
JOHN: High polish, yes.
CHRISTINE: Okay.
And you know, I'm looking up at the ceiling.
I think that looks like cedar.
JOHN: Yep, cedar with these great beams.
CHRISTINE: Mm-hmm.
But the space in general, I mean, you've got a great little sitting area.
JOHN: Mm-hmm.
CHRISTINE: But, I mean, really, this is the room.
JOHN: It's like one giant kitchen.
CHRISTINE: I get a pub feel.
JOHN: Very urban, modern feel to it.
Let me check out more of this kitchen.
CHRISTINE: Okay.
JOHN: You have everything KitchenAid in this kitchen.
Wine fridge, stove top, oven, microwave, and dishwasher.
And then did you see these cabinets?
CHRISTINE: Are those lights in there?
JOHN: They're lights because there's no backs to the cabinets so that you can see the exposed brick.
CHRISTINE: What's behind that door?
JOHN: A closet, pantry?
Oh.
CHRISTINE: Washer, dryer.
JOHN: Your washer, your dryer.
CHRISTINE: Nice.
JOHN: And then, this is a nice entrance to the bedroom.
CHRISTINE: Got your brick accent wall.
JOHN: Brick.
CHRISTINE: Okay, and then, full bath.
Oh, wow.
JOHN: Brand spanking new.
CHRISTINE: Look at the marble countertops.
JOHN: Mm-hmm.
CHRISTINE: I like the tile and the basket weave, uh, floor tile.
JOHN: Well, I would say they did an A+ on this lower floor renovation and I think that concludes our tour.
CHRISTINE: Hey, Daryl.
DARYL: So, what'd you think?
CHRISTINE: Okay, what I would say about this place, it's a great conversation place.
DARYL: Something special, wasn't it?
CHRISTINE: Oh, yes.
JOHN: It was.
Definitely has a wow factor walking into that ginormous living room, dining room.
CHRISTINE: Mm-hmm.
Can we just talk for a moment about those archways?
JOHN: And the stairways.
CHRISTINE: Right.
JOHN: Something new to explore on every floor.
CHRISTINE: Right, because the first one, you went down into the kitchen area.
JOHN: Mm-hmm.
CHRISTINE: And then upstairs you had one that went into the bathroom.
DARYL: Right.
It's a great house.
There's some restoration that could be done... JOHN: Mm-hmm.
DARYL: And there is some renovation that could be done.
JOHN: Yes.
DARYL: Right?
CHRISTINE: Yeah.
We saw a mix of both.
DARYL: So it is definitely a Logan Circle gem.
JOHN: Yes.
DARYL: Five bedrooms.
JOHN: Yep.
DARYL: Three and a half baths.
It's approximately 4500 square feet.
Built in the late 1800s.
It does have that lower level rental unit, which is brand new.
CHRISTINE: Mm-hmm.
JOHN: Loved it.
DARYL: And this lovely garden, with parking which is essential.
CHRISTINE: I'm just going to say... 3.5 million.
DARYL: Okay.
JOHN: I don't know what to think, honestly.
I'm going to go with a price of... 2.6.
CHRISTINE: Oh.
DARYL: So, the actual list price is 2.15 million.
CHRISTINE: Oh my gosh.
JOHN: Oh, come on.
CHRISTINE: Are you serious?
DARYL: Yeah.
CHRISTINE: Wow, I just really, I went high.
DARYL: Right.
Well, if we had, had a brand new kitchen and brand new baths... JOHN: Yes.
CHRISTINE: Right.
DARYL: It would be a much bigger number.
JOHN: Yes.
DARYL: But this one allows the pricing for opportunities.
(doorbell) Ribbit, ribbit.
