Finding a place to live here can be fun and sometimes challenging.
CHRISTINE: Join us as we tour three homes at three price points.
JOHN: And, try to guess the listing price without going over.
CHRISTINE: And find out what it would be like...

(doorbell) CHRISTINE: Hey, Daryl.
JOHN: Hey, Daryl.
DARYL: Hi, Christine and John.
JOHN: Thanks for having us to Logan Circle.
Is this your yard?
DARYL: This is not my yard.
We're at the Barbie Pond on Avenue Q. JOHN: Mm-hmm.
DARYL: The number one Instagramed thing in Washington, DC.
This is about Easter.
Next week, they'll be something different.
The Barbie Pond's one of the things that make this neighborhood so great.
There's a sense of community.
People who live here really love it and thrive.
It's walkable.
There's all the grocery stores, restaurants, shopping, and great houses.
CHRISTINE: Well, that's what we're here to see.
JOHN: Should we take a walk and explore a little bit?
DARYL: Yeah, let's walk up this way.
CHRISTINE: Okay.
DARYL: So you notice, the streets are tree-lined.
CHRISTINE: Mm-hmm.
DARYL: Beautiful flower boxes.
JOHN: Yes.
DARYL: And it's got a really good, diverse sense of architecture.
There's little homes, there's very, very large homes.
JOHN: So what are these homes across the way?
DARYL: Rumor has it a builder built these as model homes.
They date back to about 1875.
JOHN: Ah, that's so cool.
CHRISTINE: Wow.
DARYL: The one great thing about Logan Circle amongst all the things are, there's a sense of breath and space.
JOHN: Yeah.
CHRISTINE: Mm-hmm.
DARYL: So we're not tight in like a lot of cities.
We have some room to grow and some... CHRISTINE: Right.
DARYL: Some natural vegetation.
DC's actually has the largest tree canopy of any major city in the United States.
JOHN: I did not know that... CHRISTINE: I didn't know that either.
Yeah.
JOHN: So what's your connection to Logan's Circle?
DARYL: The very first house I bought was in Logan Circle, and it's such a beautiful place to live with so many offerings for the people who live here.
We used to come here, going to the Black Cat back in the day.
JOHN: Oh, I remember.
Yeah.
DARYL: Now we have other offerings, like Miss Pixie's and Le Diplomate and Estadio and Cork Wine.
JOHN: Yeah.
DARYL: So many things to do and, and see.
It's a great neighborhood.
JOHN: Yeah.
CHRISTINE: Well, I can't wait to explore more of it with you.
So, should we go into our first house?
JOHN: Yeah.
Let's do it.
DARYL: All right.
Let's go.
(doorbell) ♪ ♪ JOHN: Okay.
Logan Circle, stop number one.
DARYL: We're going to see an amazing starter home.
The best thing about it, other than the location is, it has it's own private rooftop terrace.
JOHN: Wow.
CHRISTINE: Ooh.
JOHN: And this is a starter house?
Incredible.
CHRISTINE: So, Daryl, what's nearby?
DARYL: Lots of restaurants, bars, shopping, and we're walking distance to downtown DC.
JOHN: Well, we can't wait to see this place, are you ready?
CHRISTINE: I'm ready.
JOHN: Okay, so I guess we'll see upstairs later.
DARYL: All right.
JOHN: Let's go.
CHRISTINE: Let's go.
JOHN: Okay, that was a healthy dose of stairs.
CHRISTINE: Alright.
JOHN: Whoa.
CHRISTINE: It was so well-worth the steps, though.
JOHN: Yeah, where do we look first?
CHRISTINE: Okay, I'm just completely looking up at these windows.
JOHN: Yeah.
CHRISTINE: Floor to ceiling almost, basically.
JOHN: Yeah.
CHRISTINE: And then that open loft.
JOHN: Mm-hmm.
CHRISTINE: And that black railing just makes it pop.
JOHN: And then these tall ceilings.
Those have to be 18 feet high.
CHRISTINE: Oh, at least.
JOHN: This is one of the advantages of being on the top floor... CHRISTINE: Mm-hmm.
JOHN: Because you're able to have these tall ceilings.
CHRISTINE: Right, right.
So a nice living room area.
JOHN: And it goes right into the kitchen.
CHRISTINE: Oh, yeah.
Yeah.
JOHN: You know what I see?
CHRISTINE: Yep.
JOHN: Well, I know what you see.
CHRISTINE: Oh, I'm sorry, the, I just... JOHN: You're still.
CHRISTINE: I'm just so drawn to this whole space and these windows.
JOHN: Yeah.
CHRISTINE: Sorry.
JOHN: The view from the kitchen looking out is even better.
CHRISTINE: I know.
Okay, I'm put, okay, focus.
JOHN: Okay.
CHRISTINE: I'll focus.
JOHN: Okay, let's shift gears.
CHRISTINE: Okay, okay.
JOHN: Okay, so welcome to the kitchen.
CHRISTINE: All right.
JOHN: First thing I notice on our tour of the kitchen is it's got a Sub-Zero fridge, nice.
CHRISTINE: And I like the way it's built in.
JOHN: That's really high-end.
CHRISTINE: What I'm noticing, too, that I've really never thought about with cabinets is the frosted glass.
They open the space up in here.
JOHN: Let's continue the tour down the hall.
CHRISTINE: Okay.
JOHN: And we have... the bathroom.
Double sinks.
CHRISTINE: Shower.
JOHN: Yup.
CHRISTINE: And good size tub.
JOHN: You know, this is much bigger than I would have thought.
CHRISTINE: Surprisingly big.
JOHN: Surprise.
All right, down the hallway to... CHRISTINE: Oh.
JOHN: The bedroom.
CHRISTINE: You know, another wow space.
I have to check out these windows.
I'm just so drawn to the space and you know, looking at the space now, I'm wondering if this was the original façade and I wonder if these are the original deep windows.
JOHN: Looks like it.
CHRISTINE: Yeah.
JOHN: You know, you'd have that depth in older homes.
CHRISTINE: Mm-hmm.
And the best part is, these open and there's a nice screen.
I just love that.
JOHN: Come on.
CHRISTINE: I know.
I know.
JOHN: I think we have one more level to check.
CHRISTINE: I know, I know there's a surprise up there.
JOHN: Top floor loft.
CHRISTINE: Ooh.
JOHN: Talk about the best view in the house.
CHRISTINE: Oh.

Such a spectacular view.
JOHN: You have a view of the cathedral right there.
CHRISTINE: Oh my gosh.
I didn't even notice that.
JOHN: Yeah.
CHRISTINE: And then the rest of this space.
JOHN: This could probably be another bedroom.
CHRISTINE: Yes.
I want to check out this terrace.
JOHN: This is something not so many people have here.
CHRISTINE: No.
Oh.
JOHN: Ah, the great outdoors, and feel that sun.
CHRISTINE: Oh, isn't that nice?
JOHN: 360, we've seen some pretty amazing views around here.
CHRISTINE: We have.
JOHN: Mm-hmm.
CHRISTINE: But, the question is, how do you put a price on that?
JOHN: Let's find Daryl.
CHRISTINE: Okay.

DARYL: Hi.
JOHN: Okay, wow.
It had everything you promised.
DARYL: Pretty special, right?
JOHN: Yeah, great place.
CHRISTINE: Yeah, I would have to say, I really, really just love this place.
JOHN: Yeah.
The windows in this living room and then upstairs from the loft are amazing.
And, the loft is actually very large.
CHRISTINE: I was surprised at the size.
DARYL: Right.
JOHN: Overall, I think this is a dynamite starter place.
CHRISTINE: Mm-hmm.
DARYL: And we're at one of the two outdoor spaces now, too.
JOHN: Mm-hmm.
CHRISTINE: Yes, you did very well.
JOHN: Very well... CHRISTINE: Very well.
But, we do have a couple questions.
JOHN: Mm-hmm.
DARYL: Okay.
CHRISTINE: Okay.
So, is there a parking spot?
DARYL: There is parking.
CHRISTINE: That's always essential in this area.
JOHN: Is the metro close?
DARYL: The metro's close and, the walkability score is in the high 90s, so you can walk almost anywhere.
JOHN: Not surprising in a hot neighborhood like this.
DARYL: The condo fee's only $266.
CHRISTINE: Uh-huh.
JOHN: Mm-hmm.
DARYL: This doesn't come with bells and whistles like a gym inside, so the condo fees are very low.
CHRISTINE: Mm-hmm.
Wow.
JOHN: Okay.
DARYL: Which makes it even more attractive for a first-time home buyer.
CHRISTINE: Mm-hmm.
JOHN: It really does.
CHRISTINE: I'm sold.
DARYL: It's a one bedroom plus den that could be converted into a second bedroom.
Very large bathroom.
It's about 800 square feet.
It was built in 2005.
Beautiful open spaces with the cathedral ceilings.
Parking and two outdoor spaces.
CHRISTINE: I'm gonna say $665,000.
JOHN: I'll go for... $625,000.
CHRISTINE: Oh, there's a difference.
DARYL: You're both very close.
The asking price is $600,000.
JOHN: Oh.
CHRISTINE: Oh.
I am really surprised.
JOHN: 600, that's a really good real.
CHRISTINE: Yeah.
DARYL: It's an amazing deal in one of the best neighborhoods.
CHRISTINE: Wow.
JOHN: Yeah.
CHRISTINE: I am sold.
JOHN: Sign on the dotted line.
CHRISTINE: All right.
I say let's keep going.
JOHN: Let's do it.
DARYL: All right.
CHRISTINE: All right.
EVELYN: We are in Logan Circle, which the neighborhood gets its name from.
It's not fair to say that this is the heart of the neighborhood, but I, I would say that this is the lungs.
It's just a great green space, and there's the statue of General John Logan.
Every park needs its little bit of heroistic iconography.
Ours is in the form of this Civil War general who fought on the right side.
He was a Union General.
Development really didn't really take off here until after the Civil War when people like General Logan came and took up residence here.
He and his wife are largely credited with getting Memorial Day started.
Logan Circle is special because it's sort of the first residential neighborhood that you get to once you leave downtown that was a completely residential circle, which is a little unusual here.
Especially compared to Dupont Circle, which is, like, extremely commercial.
The neighborhood when I first moved here was edgy, to be polite.
There were a few businesses around, like a lot of them were African American owned businesses.
Many of the larger, stately mansions had fallen into disrepair and were rooming houses or "sporting houses."
It's just a house of prostitution.
(laughs) So yeah, this was kind of ground central for the sex trade.
Maybe that's when the drug activity entered and, you know, it really started to feel more menacing, uh, than friendly like a neighborhood.
The Logan Circle Community Association formed in the 70s.
Homeowners, um, got impatient with the rampant and brazen prostitution, and also wanted to restore the neighborhood to residential use.
They actually created bumper stickers to put on cars.
Of course, the guy doesn't have any idea his night's activities are broadcast on his bumper.
And, it ultimately worked.
PIXIE: Before I moved here, 14th Street had kind of fallen on hard times.
The city worked really hard to straighten that all that out, and when I came in 2008, um, it was just starting.
There were, you know, if you can believe it, there were no restaurants.
The only place we could go get lunch was at McDonald's on the corner.
This was kind of automotive row in the 30s.
This was a carburetor store and the, the back area was actually a garage and you, they would drive cars right in there.
Um, and when you see the bigger buildings, I think Studio Theater might have been a showroom.
And, apparently, at one point it had a giant elevator that they'd actually put cars on.
So, that's why there are so many big, wonderful spaces.
It's a very interesting neighborhood.
Miss Pixie's is very whimsical and fun and we like to kind of make it a little bit of a, a party atmosphere.
It's just been a really exciting, I think it's 25, almost 26 years.
And it's just a fun place to come hang out.
You know, I've heard people say, "Oh, it's a great place to take a date.
You just come in and wander around and look at things."
I was like, "Oh.
Oh, I like that."
EVELYN: A lot of people wonder if maybe we're a little too vibrant now.
We've become a bit of a poster child for gentrification, which is perhaps fair, but, you know, I think people need to remember that gentrification is the result of policies that were put in place decades ago and have now come to fruition.
And you have to take the good with the bad.
14th and P, I would consider the commercial heart of the neighborhood, but I still say that Logan Circle is the lungs.
(doorbell) DARYL: I'm excited to share property number two with you.
CHRISTINE: Okay.
DARYL: We're in the heart of Logan Circle, which is right across the street from Le Diplomate, all of the restaurants and bars on 14th Street.
This is an amazing property.
It was built in 2005.
5th floor unit, and I can't wait for you to see it.
CHRISTINE: I can't wait to see it, either.
JOHN: We'll see you here after.
CHRISTINE: Let's go.
DARYL: Okay.
JOHN: Oh.
CHRISTINE: Oh.
JOHN: This is lovely.
First stop on the tour, powder room.
CHRISTINE: Ooh, a nice half bath.
JOHN: Mm-hmm.
CHRISTINE: If this design is any indication of what we're going to see in this condo... JOHN: Yes.
CHRISTINE: It's going to be a very sleek and modern look.
JOHN: I think so.
CHRISTINE: Mm-hmm.
JOHN: Okay.
The kitchen.
My first impression is the word chic.
CHRISTINE: Ooh.
JOHN: This a very chic home.
CHRISTINE: I would use the word chic here, too.
JOHN: Yeah.
CHRISTINE: Just the whole design.
JOHN: Glass tile, glass, and the cabinets.
CHRISTINE: Mm-hmm.
JOHN: Not really a chef's kitchen, right?
CHRISTINE: Mm-hmm.
JOHN: It's a great, you know, just, "Come and have a cocktail."
You know?
CHRISTINE: Yeah.
JOHN: We'll order out at Le Diplomate, you know.
CHRISTINE: That's true.
Oh, look it.
JOHN: Gorgeous living room.
CHRISTINE: Yeah.
JOHN: Looking over 14th Street, right down the corridor.
CHRISTINE: Well, you know, look at the views from all the windows.
JOHN: The balcony is amazing, too.
It's a wrap-around, it looks like.
CHRISTINE: Mm-hmm.
When you want downtown living... JOHN: Yeah.
CHRISTINE: This is the way to do it.
You've got plenty of space for people to sit.
Plenty of space on the balcony.
And then you have a dining space.
JOHN: So, you know when you're exhausted and your guests go home?
Go to your bedroom.
Let's check it out.
First bedroom.
CHRISTINE: Oh, oh.
No, look.
JOHN: Whoa.
CHRISTINE: Look, look at that view.
Incredible.
JOHN: Amazing.
CHRISTINE: And I'm guessing maybe this is the primary.
I see a full bath, and look.
It's designed on the angle again.
JOHN: More interesting angles.
CHRISTINE: And I do, I like the double vanity there.
JOHN: Mm-hmm.
I like this architect.
CHRISTINE: I know.
So do I. JOHN: Yeah.
And, you and I both love a good pocket door.
CHRISTINE: I just think it's just perfect for this condo.
JOHN: Yeah.
CHRISTINE: Look at how much it just opens it up.
JOHN: Opens up.
CHRISTINE: I like it.
JOHN: And you know, let's go over to the other bedroom, but as we're walking, I see more angles in the ceiling.
CHRISTINE: You know, it's so funny when you come back to a space the other things you notice.
JOHN: Yep.
CHRISTINE: Mm-hmm.
Okay, so let's check out this room.
JOHN: Oh, could this be the primary?
CHRISTINE: Oh.
This does look a little bigger.
It doesn't have the walk-out balcony, though.
JOHN: No, but it's a cozy nook.
Both bedrooms are great.
CHRISTINE: Yeah.
JOHN: It doesn't matter... CHRISTINE: Yeah.
JOHN: Both very similar, but, uh... CHRISTINE: I'd rotate.
JOHN: Yeah, you can rotate.
CHRISTINE: Oh my goodness.
Look at this rain shower head.
Oh, wow.
JOHN: Oh, look at that.
CHRISTINE: Okay.
Oh, look it.
Oops.
Let me turn it off.
Now that's a shower head.
JOHN: All right.
While you just took a shower yourself.
CHRISTINE: I think I did.
JOHN: Well, be careful, because these floors look like glass.
But I think it's just ceramic or porcelain.
CHRISTINE: Mm-hmm.
JOHN: With a very high glaze on it.
CHRISTINE: Well, I'm going to use your term again.
Chic.
JOHN: Yeah, I'm really confused.
Which is the primary suite?
I don't know... CHRISTINE: I don't know.
JOHN: I think they're equally great.
CHRISTINE: I'd be happy with either.
JOHN: Me, too.
CHRISTINE: Hey, Daryl.
DARYL: Hey.
JOHN: Hey, Daryl.
Wow, what a great pad.
CHRISTINE: Mm-hmm.
DARYL: So what'd you love about it?
CHRISTINE: The view of that church from the bedroom.
DARYL: Beautiful, right?
JOHN: There are a lot of great views of 14th Street and the neighborhood.
DARYL: Even on a day like today, it's a little rainy, it's pretty bright in there.
CHRISTINE: If you're going to live downtown in the city, this is the place you want to live.
DARYL: Right.
JOHN: Yeah, we walked in right away.
We loved how dimensional the place was.
It made it very visually interesting and we had one word that summed it all up: chic.
CHRISTINE: Chic.
DARYL: Oh.
CHRISTINE: Mm-hmm.
DARYL: Fun.
Fun.
CHRISTINE: Yeah.
JOHN: Before we guess the price, why don't you run through the stats for us one more time?
DARYL: Okay, so, Logan Circle, walkable everything.
The location is everything, right?
CHRISTINE: Mm-hmm.
DARYL: It's two bedrooms, two and a half baths.
It's about 1200 square feet.
CHRISTINE: Okay.
DARYL: It does have two private terraces and it does have underground garage parking.
CHRISTINE: What's the condo fee?
DARYL: The condo fees around $800 a month.
JOHN: I'm going to make a guess of... $960,000.
CHRISTINE: Hm.
I'm just going to come in a little lower.
$925,000.
JOHN: I think that's a good guess, too.
DARYL: Well, you're both... not close.
The actual list price is 1.2.
JOHN: Oh, my gosh.
DARYL: You're the winner.
JOHN: I'm the winner.
CHRISTINE: Well, wait a second.
You were pretty far off to be the winner.
JOHN: Yeah, you know what?
I don't care.
I'm still the winner.
CHRISTINE: Okay.
So we have a third home to try to, I don't know, come a little closer.
JOHN: We'll try.
Let's go.
DARYL: Perfect.
CHRISTINE: Maybe you can give us some hints next time.
JOHN G: I have lived in Logan Circle my entire time here in the District.
Came here from Laramie, Wyoming, so it was a culture shock.
And having burned out buildings was just part of our neighborhood at that time.
When I moved here, they affectionately called it the Fruit Loops as in, you know, Dupont Circle and Logan Circle.
It's just where us poorer gays had to go live, because we couldn't afford the upscale rent of, of Dupont Circle.
RANDY: I moved here in 1985, and I had really only known the Dupont Circle gay community, and I realized there was this whole community that was over here.
At that time, HIV was really becoming something in Washington DC.
So then you had Whitman Walker responding to this pandemic that nobody else was responding to.
And, I think that this community around Logan Circle has become somewhat what it is because of a place like Whitman Walker where people came all the time.
There's so many people who come to Whitman Walker who are outside of the LGBTQI community, who come because they're seeking out HIV care.
But, others are coming because they want to be in a place that is loving and affirming to persons of different identities.
ED: We are on P Street in the middle of Logan Circle, which looks very different if you haven't been here in 15 years.
I'm standing in front of number nine, which was also previously a bar that we owned called Halo.
That was kind of the first business to kind of establish itself here as a gay-operating bar and business in Logan Circle.
JOHN G: There was a void in the community, so classic marketing.
Find the need and fulfill the need, then tell people how smart they were for needing it.
ED: This has kind of become a mainstay in the community and it kind of has anchored Logan Circle as having kind of a gay presence.
I have to remind my friends that you didn't have places to go to find community or find information, or even just support of any kind.
You had to go actually out in the world and find it.
JOHN G: There was no sense of, of community.
You tried to blend in.
You just didn't want to stand out, so here finally, there was a place where you could, you know, celebrate that diversity.
RANDY: Right now I would say, it, it's one of the most dynamic communities in Washington DC.
JOHN G: We have it all, from a grocery store to a theater, great restaurants, bars.
I mean, It's just walkability.
You can get over to the White House in six blocks.
ED: This neighborhood has it going on.
That's for sure.
(doorbell) DARYL: Welcome to the third residence at Logan Circle, 1830 13th Street.
It's a beautiful Victorian.
JOHN: Mm-hmm.
DARYL: It's special.
It's got three floors, with a basement rental below, and we think that this house is probably late 1800s.
CHRISTINE: I was really hoping that we would look at a Victorian today.
JOHN: She was.
CHRISTINE: Mm-hmm.
DARYL: Well, this is your lucky day.
There's a beautiful garden in the back.
I will meet you there after the tour.
CHRISTINE: Okay.
Sounds good.
JOHN: Let's get to it.
CHRISTINE: Let's go.
All right, let's check this out.
JOHN: Oh.
Well, we're moving on up in Logan Circle.
CHRISTINE: Okay.
JOHN: And from this perspective, you see how grand this entire home is.
CHRISTINE: Let's start here first.
JOHN: Let's go.
CHRISTINE: Okay.
Here we are in this grand living room.
JOHN: Yep, and then you have this lovely bay window and... fireplace that's not original.
CHRISTINE: You can tell, you know, people have added their own taste over the years.
JOHN: All right.
Well.
CHRISTINE: All right.
JOHN: Let's check out the dining room.
CHRISTINE: All right.
JOHN: An extension of the living room.
CHRISTINE: Right, and you know that light fixture?
JOHN: Mm-hmm.
CHRISTINE: It kind of is, like, a medieval farm house combination.
How do you like that?
JOHN: Medieval farm house.
I think you coined a new term.
CHRISTINE: Thank you.
JOHN: And, again, it's a big mix of eras in this house.
CHRISTINE: It is.
JOHN: Okay, let me check to see what we have over here.
CHRISTINE: Okay... JOHN: A half bathroom... CHRISTINE: A half bath.
JOHN: I would say that's circa 90s.
CHRISTINE: All right.
JOHN: Renovation.
CHRISTINE: Now, this, you know, I'm not going to lie.
I'm just perplexed.
JOHN: This is where the puzzle starts... CHRISTINE: Right.
JOHN: With this house.
Did the house end here, the original house and this is an addition?
CHRISTINE: Or was there another house behind it and they bought it and combined it?
JOHN: I know how we can find out.
CHRISTINE: Let's just go down.

I've been wanting to see this.
With that beautiful brick wall... CHRISTINE: Mm-hmm.
JOHN: I would have wine racks, a wine cellar flanking these walls.
CHRISTINE: What I really like is the use of space, this, uh, bay window, they put in a little office area.
JOHN: And, that leads us... CHRISTINE: Okay.
JOHN: Right into another great space, the kitchen.
CHRISTINE: Okay, what I think they did well with this kitchen layout was they really utilized the space well.
You've got this corner, they put cabinets, and yet they kept the brick wall, which is definitely a focal point in this room.
JOHN: It feels very Old World.
Especially with that arch.
CHRISTINE: Oh, Old World.
Yeah.
JOHN: Yeah.
CHRISTINE: Yeah.
JOHN: Okay.
CHRISTINE: All right.
JOHN: I like this kitchen.
CHRISTINE: So, I see the spiral staircase.
JOHN: Let's go explore... CHRISTINE: Go on up?
JOHN: Up.
CHRISTINE: Okay.
Now, these make me a little dizzy.
Okay.
JOHN: Okay.
CHRISTINE: All right.
JOHN: Nice office space.
CHRISTINE: It's a perfect spot for an office.
JOHN: Could be a TV room.
CHRISTINE: Yeah.
JOHN: And you know, we have a full bathroom.
CHRISTINE: Oh, that's nice.
Looking at these floors, these are new floors.
JOHN: Yep.
CHRISTINE: So, this may have been an addition or... JOHN: Well, I think so, maybe, because we're above that casual dining room... CHRISTINE: We are.
JOHN: Right now, and then the living space.
CHRISTINE: Mm-hmm.
JOHN: So, it could well be.
CHRISTINE: Could be.
Could be.
All right, up the steps, and these are original pine floors.
JOHN: Yeah.
CHRISTINE: I can tell, so these are original steps to the house.
JOHN: Okay, it's bedroom number one.
CHRISTINE: Oh.
JOHN: Which looks like a bedroom and a half.
You know, it's so big, you could actually have two bedrooms with this space if you built a wall here.
CHRISTINE: Oh, you could.
JOHN: So this would be bedroom number one and... CHRISTINE: Right but I, I'd want bedroom number two because it would have the cozy fireplace.
JOHN: Yep, gas fireplace.
CHRISTINE: Mm-hmm.
JOHN: You just "click" and it's up.
CHRISTINE: And, it would also have the bay window.
JOHN: Bay window, and... it's got a walk-in closet.
Oh, take a look at this behind you.
CHRISTINE: Oh, my gosh.
JOHN: I think we found the bathroom.
CHRISTINE: How did we miss this?
JOHN: They've got a bathroom circa 1990-something.
CHRISTINE: Yeah, I mean, it could use a little updating.
But again, it's fine as is.
JOHN: Mm-hmm.
CHRISTINE: You got a nice shower.
JOHN: A double vanity.
CHRISTINE: This would be the primary bedroom.
JOHN: Hm, let me think about.
Is there a larger bathroom suite in this house?
I would be shocked if there is.
CHRISTINE: Or a larger bedroom?
JOHN: If there is, I'll give you $1000... CHRISTINE: Okay.
JOHN: I'll just give... CHRISTINE: Well, we do have another floor.
JOHN: Okay, let's go.
I think we'll find more bedrooms up there.
CHRISTINE: Back up the steps.
JOHN: Oh, hey.
I'm feeling a little, uh, one-sided here.
CHRISTINE: Which is original.
JOHN: Original details galore.
Bedroom number two.
CHRISTINE: I really like what they've done with this bedroom.
JOHN: Me, too.
CHRISTINE: Because you have this nice area for your bed, dresser.
But then you have this other area that's perfect for a little workspace, just really spacious.
Or even a little sitting room would be nice right there.
JOHN: Nice.
CHRISTINE: Okay.
All right.
JOHN: All right.
CHRISTINE: Let's keep moving.
And let's see, this must be a linen closet.
No.
JOHN: It looks like a linen closet, but it's the secret bathroom from the 70s.
And you know this is such a nice space, that... CHRISTINE: Yeah.
JOHN: If it was re-envisioned, it would make a dynamite bath for this floor.
CHRISTINE: Definitely.
JOHN: Yeah.
CHRISTINE: Definitely.
Okay.
And, oh.
JOHN: I think this is my favorite bedroom in the house.
CHRISTINE: Well, I could see why.
I mean, you've got the bay windows.
JOHN: Mm-hmm.
CHRISTINE: I mean, you could just see yourself curling up on that chair with a book.
JOHN: Yeah, lots of good windows, lots of good light.
All right.
CHRISTINE: Oh, yeah.
JOHN: So, this leaves us with just the lower rental unit.
CHRISTINE: Yeah.
JOHN: Let's go get it.
CHRISTINE: I've been waiting to look at that.
All right, let's head down to the basement apartment.
JOHN: Get a lovely view of the garden from this point of view.
CHRISTINE: It is a really pretty garden.
JOHN: Nicely done.
CHRISTINE: Oh ho.
Now this is unexpected.
JOHN: Whoa, what a surprise.
And look at these concrete floors in here.
CHRISTINE: Mm-hmm.
JOHN: Polished... CHRISTINE: Polished, yes.
JOHN: High polish, yes.
CHRISTINE: Okay.
And you know, I'm looking up at the ceiling.
I think that looks like cedar.
JOHN: Yep, cedar with these great beams.
CHRISTINE: Mm-hmm.
But the space in general, I mean, you've got a great little sitting area.
JOHN: Mm-hmm.
CHRISTINE: But, I mean, really, this is the room.
JOHN: It's like one giant kitchen.
CHRISTINE: I get a pub feel.
JOHN: Very urban, modern feel to it.
Let me check out more of this kitchen.
CHRISTINE: Okay.
JOHN: You have everything KitchenAid in this kitchen.
Wine fridge, stove top, oven, microwave, and dishwasher.
And then did you see these cabinets?
CHRISTINE: Are those lights in there?
JOHN: They're lights because there's no backs to the cabinets so that you can see the exposed brick.
CHRISTINE: What's behind that door?
JOHN: A closet, pantry?
Oh.
CHRISTINE: Washer, dryer.
JOHN: Your washer, your dryer.
CHRISTINE: Nice.
JOHN: And then, this is a nice entrance to the bedroom.
CHRISTINE: Got your brick accent wall.
JOHN: Brick.
CHRISTINE: Okay, and then, full bath.
Oh, wow.
JOHN: Brand spanking new.
CHRISTINE: Look at the marble countertops.
JOHN: Mm-hmm.
CHRISTINE: I like the tile and the basket weave, uh, floor tile.
JOHN: Well, I would say they did an A+ on this lower floor renovation and I think that concludes our tour.
CHRISTINE: Hey, Daryl.
DARYL: So, what'd you think?
CHRISTINE: Okay, what I would say about this place, it's a great conversation place.
DARYL: Something special, wasn't it?
CHRISTINE: Oh, yes.
JOHN: It was.
Definitely has a wow factor walking into that ginormous living room, dining room.
CHRISTINE: Mm-hmm.
Can we just talk for a moment about those archways?
JOHN: And the stairways.
CHRISTINE: Right.
JOHN: Something new to explore on every floor.
CHRISTINE: Right, because the first one, you went down into the kitchen area.
JOHN: Mm-hmm.
CHRISTINE: And then upstairs you had one that went into the bathroom.
DARYL: Right.
It's a great house.
There's some restoration that could be done... JOHN: Mm-hmm.
DARYL: And there is some renovation that could be done.
JOHN: Yes.
DARYL: Right?
CHRISTINE: Yeah.
We saw a mix of both.
DARYL: So it is definitely a Logan Circle gem.
JOHN: Yes.
DARYL: Five bedrooms.
JOHN: Yep.
DARYL: Three and a half baths.
It's approximately 4500 square feet.
Built in the late 1800s.
It does have that lower level rental unit, which is brand new.
CHRISTINE: Mm-hmm.
JOHN: Loved it.
DARYL: And this lovely garden, with parking which is essential.
CHRISTINE: I'm just going to say... 3.5 million.
DARYL: Okay.
JOHN: I don't know what to think, honestly.
I'm going to go with a price of... 2.6.
CHRISTINE: Oh.
DARYL: So, the actual list price is 2.15 million.
CHRISTINE: Oh my gosh.
JOHN: Oh, come on.
CHRISTINE: Are you serious?
DARYL: Yeah.
CHRISTINE: Wow, I just really, I went high.
DARYL: Right.
Well, if we had, had a brand new kitchen and brand new baths... JOHN: Yes.
CHRISTINE: Right.
DARYL: It would be a much bigger number.
JOHN: Yes.
DARYL: But this one allows the pricing for opportunities.
JOHN: Well, this has been a really fun day.
CHRISTINE: Mm-hmm.
JOHN: Showing us three in- very interesting, very different homes.
DARYL: There's something for everyone, right?
JOHN: Yeah.
CHRISTINE: Oh, there is.
JOHN: It really is.
DARYL: The sun is about ready to come out, so let's go to Le Diplomate.
JOHN: Aw, twist my arm.
CHRISTINE: Oh, nice.
DARYL: Right, have a little aperitif outside and enjoy the rest of the day.
JOHN: Sounds perfect.
CHRISTINE: Sounds great.
DARYL: Let's go.
JOHN: Let's go.
